We take a campus through its entire life: powered land acquired off-market, cured to shovel-ready, built for high-density AI compute, and operated for decades. Four stages, one owner, no handoffs.
Stage 01
Acquire
We secure powered land before it reaches the market. Our network surfaces capacity others never see, and fewer than one in ten sites we evaluate survives our diligence. The ones that do have utility-confirmed power and a credible path to near-term energization — not a speculative queue position.
Stage 02
Cure
Power, entitlements, environmental, fiber, title, and water are de-risked in parallel — thirty-plus workstreams moving at once instead of in sequence. By the time we break ground, the permitting risk is gone. This is where a decade of doing the work shows: from acquisition to an energized campus in a fraction of the industry-standard timeline.
Stage 03
Develop
We build for the workload AI actually runs. Modern accelerated compute draws multiple kilowatts per server — an order of magnitude beyond the legacy rack — and that changes everything upstream: electrical distribution, structural loading, and above all cooling. Our principals built high-density facilities before the industry called them AI data centers, and we design every campus around those realities through name-brand partners in architecture, engineering, and construction, under disciplined cost control and one accountable delivery leadership.
Stage 04
Operate
The stage the model is built around. We hold the asset and run it: institutional-grade operations, 24/7 on-site teams, disciplined preventive maintenance, and transparent power billing. Our tenants deal with an owner who answers at 3 a.m. — because it is our building, and it will be for decades.
The Model
Aligned for the long term.
Most of this industry builds to exit. We hold campuses for recurring revenue — single-tenant hyperscale leases or multi-tenant colocation — and build to suit where a partner's requirements call for it. Ownership does the aligning: nobody pours better concrete than the company that has to live with it for thirty years.

Modern hyperscale leases make the landlord responsible for securing power. We carry that obligation comfortably — it is the part of the contract we know best.

Our build experience comes from compute measured in kilowatts per server, where power architecture and cooling decide whether the facility works at all.
